Landlord Letting Assistance

Whether your just starting out as a landlord or have many properties, we deal with as much or as little as your happy with, everything from getting the property ready to let, tenant referencing,  assistance with collecting the rent,  whilst keeping a close eye on the property maintenance and liaising with yourself and the tenant during the term.

We do not hold client money, you are always in control, we just do all the leg work, we arrange your tenancy, conduct a inventory and move the tenant in, we setup an agreement with yourself regarding our specific roll and what fees are payable. Any money due to you from the tenant is paid directly into your bank by the tenant, our fees are then due from yourself.

What facilities should you have

The majority of tenants are looking for unfurnished accommodation, as they often have their own furniture.  However there is still demand for furnished accommodation particularly with company lets. In order to make a property appealing in today’s market an unfurnished property should be carpeted, have curtains or blinds, light fittings, a cooker, central heating and double glazing.

There is also a demand furnished as well as unfurnished properties. Furnishings must comply with current fire regulations and need to be included in any maintenance plan. A furnished property should have at least seating with a table for meals, a sofa with a small table for a television (TV not provided), beds with a mattress and wardrobes to each bedroom , as well as carpeting, curtains or blinds, light fittings, cooker, focal point fire, central heating and double glazing.

For landlords planning to rent a flat, depending on its locality and communal facilities, may require licensing with the local authority.

Buildings and Contents Insurance

As the landlord you are responsible for insuring the building and your contents of the property you are letting. Public Liability Protection is usually included when additional contents cover is selected; you should ensure this is the case.

It is vital your insurance company knows that the property is let otherwise problems could arise when making a claim. 

Tenant Selection

Finding a tenant is easy, but finding the right tenant takes experience. All tenants must fully adhere to our application requirements. We must be satisfied that they are financially secure to take on the tenancy, that they are suitable, are of good character and will fulfil all the requirements of their tenancy agreement.

Dalton Properties can deal with the whole application process, we can accompany the tenant viewing, and take tenant details to allow taking a credit reference, employer’s references, accountants references should they be self-employed and proof of earnings. And obtaining proof of legal right to rent.

Before we start the process, we will meet with the landlord and discuss the initial suitability of the proposed tenant, the Landlord will then either reject the application or instruct us to proceed in which case the tenant would pay the landlord an holding deposit equal to one weeks rent, we would then carry out checks:

Last three years of credit history /Credit score / Income verification / Landlord reference / Optional bank account validation / Optional financial sanctions check / Search of tenant database / Plain English reports / SMS reminders for tenants / Right to rent tracking / Anti-fraud technologies

We will provide the tenants with a copy of the governments how to rent guide and we acquire an acknowledgement of receipt. This is essential to avoid future issues.

Tenancy deposit scheme.

Deposit protection is mandatory in the letting industry. Dalton Properties use a government approved tenancy deposit scheme, a completely independent body who adjudicates in the event of any disputes. Every new tenancy where we hold the deposit is covered by this scheme; this honest, open and fair process is obviously attractive to prospective tenants.


Accurate inventory and condition survey

A full inventory is important in the letting process and is carried out at the property before the tenant takes up residence. Meter readings are also taken at this point.

Our inventories list the entire contents as well as the condition of the property. Photographic evidence is taken usually around 100 digital photos and access is given to the landlord and tenant online.

When the tenant moves in they are asked to independently check the inventory and sign it. Alterations made by the tenant must be countersigned and approved by ourselves, minimising the risk of disputes at the end of the tenancy.

The inventory and condition survey will include the Property manual

Which will inform the tenant of the location of services such as water stop tap, gas stop cock, immersion heaters, etc. Appliance operation instructions: e.g. cookers, boilers. Cleaning of work tops, carpets etc. Electrical: changing light bulbs, electrical isolation etc.

Rental payments 

Rents are collected from the tenant usually on a monthly basis and are paid into any named account as per your instructions by your tenant. Our fees then become payable.

You will inform us of receipt of your rent. Any issues or delays with payments are addressed directly with the tenant by Dalton Properties and appropriate action taken so you don’t have to worry, you will be kept up to date by our normal reporting methods. Rent guarantee schemes are also available if the tenant does not pay, you will still get your rent subject to terms and conditions.
